Booking Terms


In the following 'you' or 'yours' refers to the booking party and 'us' or 'we' refers to the property owners.


The deposit is per week or part thereof and is non refundable. The booking fee must be paid in full six weeks before arrival. If for any reason you need to cancel your booking we will refund the balance if a substitute booking can be found with another party. You may wish to arrange cancellation insurance.


You can arrive at the cottage after 3.00pm on the start day of the holiday, and you must leave by 10.00am on the last day. If your arrival is delayed, please advise us so that alternative arrangements may be made. If you fail to arrive by midday on the day after the start date and you do not advise us of a late arrival, we may retreat the booking as cancelled by you. It will be at our discretion whether to make a refund of fees received.


You agree to keep the accommodation clean and tidy and leave the cottage in a similar condition. You are responsible to us for the actual costs of any breakages or damage to the property - along with any additional costs that may result - which are caused by you or your party and we or our agents can require payment from you to cover such costs.


We are entitled to refuse to hand over to you, or repossess the cottage if we have reason to believe that any damage is likely to be caused by you or your party or can repossess the accommodation if damage has been caused. It will be at our discretion whether to make a refund of any payment received.


You cannot allow more people than agreed when the property was booked. Pets are not allowed. If it is found that a pet has been brought along we or our agents can refuse to hand over the keys, or can repossess the property. Either circumstance will be treated by us as a cancellation. It will at our discretion whether to make a refund of any payment received.


You must allow us or our agents access at any reasonable time during the holiday.


The holiday contract between you and us is subject to English law. You must be 18 years or over when you book your holiday. On booking you acknowledge that no liability can be accepted for any business losses howsoever suffered or incurred by you. We shall have no liability to you for the death or personal injury to you or any member of your party. You must take all necessary steps to safeguard your personal property and no liability to you is accepted in respect of damage to or loss of such property.


The Internet must not be used for any purposes likely to lead to action by the service provider or law enforcement agencies.


Please telephone for advice if your mobility is restricted. The property is accessed by steps to the front and rear.
